If you are wondering how to identify a good holiday villa, here are few factors that you need to take into consideration.
The first important factor that you need to take into consideration is whether the Florida villa that you are considering is homely enough for your family and you so that you can enjoy your holiday.
Secondly, your Orlando villas to rent should be big enough to accommodate your family. One of the main reasons why people prefer to rent Orlando villas to Orlando hotels, is the space requirements. You will have rooms that are more spacious and a larger area for your family’s use. So the when you rent villas in Florida, it should serve that purpose.
Thirdly, it is important that the villa that you select for your holiday should be well maintained. Hotel rooms are often more regularly used and hence receive regular maintenance. Villas on the other hand do not get year round occupancy. It receives guests on and off. So if it is not well maintained, then your accommodation can ruin your family’s vacation. With poorly maintained villas, you may have problems with the water faucets, plumbing issues, poor locks, poor lighting facilities etc. The last thing you want to do during your vacation is to make repeated calls to your villa owner trying to have things fixed. However, most holiday villas make efforts to maintain the villa in good condition to attract visitors year round. For example, the villa that you find at Floridavilla4bed.com is well maintained and guests love to spend their vacation here.
Fourthly, your holiday villa should be in an area for easy access to Disney parks, Sea world, Shopping, restaurants and high ways like I4 and US27 to get beaches etc so that you do not have to spend a lot of time commuting to and fro, like you do on your regular days.
You should choose villas with a pool; there is nothing like relaxing in a private pool. So give preference to villas with a private pool so that you and your family can make the best out of your Orlando vacation.
Your villa should also be well equipped with all the accessories and they should be in working condition. Some of the accessories that you need to check for include
• kitchen equipment such as microwave, cooking range, fridge, etc.,
• laundry equipment like washing machine, dryer, iron and ironing board
• security safe to hold your valuables
• computer with broadband internet connection
• games room and so on.
Your Florida holiday villas should have all the basic things that you will find in a home for a comfortable living.
Cost of course is yet another factor that needs to be taken into consideration. Your Florida villas should not be too expensive. People choose villas because they offer cheaper holiday accommodation option in Florida. If the villa you rent in Florida is going to be expensive, then it will defeat the main purpose for which you choose to rent a villa in Florida.
Florida villas come in various sizes.
Here is the general guideline for the types of villas. Please check with the owners for exact details.

This can accommodate six in comfort and up to eight by utilizing the sofa beds in the family and sitting rooms. It will have one master bedroom and 2 additional rooms.
2. 4 Bedroom with 3 Baths ( some of them only have 2 baths)
This can accommodate eight in comfort and up to ten by utilizing the sofa beds in the family and sitting rooms. If it is 3 baths villa then it will have two master bedrooms and 2 additional rooms. Most of these villas will also have 2 living areas. These are the ideal homes for two families sharing to keep the cost down.
3. 5 Bedroom with 4 Baths ( some of them only have 3 baths)
This can accommodate ten in comfort and up to twelve by utilizing the sofa beds in the family and sitting rooms. It will have two master bedrooms and 3 additional rooms. Most of these villas will also have 2 living areas. These are the ideal homes for two families sharing to keep the cost down.

These villas will have 2 or 3 living areas. These are ideal for big families or family re-union holiday. These are massive homes with everything you need for a big family.
5. Town House or Condo.
We don’t put them under the villa category because they will not have a private pool. Some of these homes are in resort style community so you will get a community pool and other facilities.
Communities
We would categories the communities into two types.
Resort style Community
These are communities with lot of facilities like Olympic Size Swimming Pool, children pool, children play area, club house, Cinema, Games room, fitness room and Gym, Billiards Room, Tennis Courts, Basketball Courts, Convenience Store, Business Facilities inc. Internet Enabled PC's, Wi-Fi Hotspot at Clubhouse, Shuttle Service to area attractions and many more. This will give you all the facility a five star hotel can provide with a villa to stay instead of a room. Rental price for these villas will be lot higher than a non-resort villa because of these facilities.
Non-Resort style Community
These are very quite communities and there will also be local people living in some homes. This will give you homely feeling if you want to relax after a long day at parks or shopping.
Here is the quick check list.
1. Number of bedrooms in the Villa and how many master bedrooms. What size beds are in each room ( King size, Queen size, double bed or twin beds)
2. Number of bathrooms
3. Does it have a computer with internet?
4. Does it have a games room?
5. Community name of the villa. Is it resort or non-resort community?
6. How far from Disney and other attractions. Get the address from the owner and look it up in Google map. Some owners may be reluctant to give you the address if this is case then get the road name and look it.
7. Ask the owner what is included in the price. Most of the owners include the tax and final cleaning fee in the price and give you the pool heat price separately. Some owners will include everything and will not give you the option not to have the pool heat. You may not need the pool heat in June, July and August. Also if you are going to spend most of the time in parks then you may not use the pool at all.
8. Booking – Owners will need a deposit (£100 - £150 per week or $200 per week) to secure your booking and ask you to pay the full amount 8 weeks before check in. Most of the owners will send you a terms & conditions document. It will detail the cancellation policy etc.
9. Payment method – Most of the owners will accept UK or US bank transfers and cheque. Some owners can also take payment via PayPal and credit card with some additional handling fee.
